Lower real estate costs, taxes and utility rates

Haverhill simply costs less

Haverhill’s lower real estate costs, taxes and utility rates are convincing reasons why so many businesses have relocated to the city.

Sales/Lease rates
Sales and lease rates vary with the type and size of property, amenities included, location, etc. But Haverhill prices are moderate compared to the rest of the state and neighboring New Hampshire.

Industrial park lease rates range from $5.50 per square foot to $7.95 per square foot for new construction, plus common area maintenance and real estate taxes. Lease rates for in-town industrial space are $4 per square foot and up, plus utilities.

Competitive lease rates for modern or recently renovated office space in downtown Haverhill range from $6.50 per square foot to $12 per square foot, plus utilities. Commercial retail space lease rates range from $10 per square foot to $15 per square foot. These rates include real estate taxes and maintenance.

In industrial parks, purchase prices range from $40 per square foot to $75 per square foot, depending on the facility, location, age and size. Prices for smaller buildings are generally higher.

The purchase price range for commercial/retail property is $75 to $100 per square foot, depending on the specifics of the property.

Taxes
When total valuation is worked into the equation, Haverhill offers a competitive tax rate.

For Fiscal Year 2004:
Commercial Tax Rate – $18.88
Industrial Tax Rate – $18.88
